In early 2020, 820 Dale Avenue was acquired by Restoration Housing in a severe state of disrepair due to a significant hole in the roof and years of vacancy. Water damage lead to the collapse of a large portion of the first and second story floor systems, creating a 15-degree wall lean. This property was in very real danger of becoming a vacant lot and of Belmont losing a piece of its historic fabric. Restoration Housing envisioned stabilizing the property and then creating a single-family, affordable rental opportunity for a limited-income family.

Acquisition & Rehabilitation Budget
Restoration Housing invested close to $325,000 into 820 Dale Avenue and was able to complete the project with minimal debt using Historic Tax Credit syndication and Community Development Block Grant Funding among other public entity, private foundation, and donor support.

History Bubble: This 1899 Folk Victorian home was the first house on this block rented to the family of Arthur Stapleton who was a machinist for Norfolk & Western Railway.
Outcomes
Completed in the fall of 2021 after a year-long stabilization and renovation effort, the 1,800 square foot, 3-bedroom, 2 bathroom property is now home to a limited-income* family of four. It features all of the amenities of an owner-occupied home at an affordable rent including an updated kitchen with granite countertops, custom cabinetry, and energy-efficient appliances; in-unit laundry; a large front porch; and off-street parking.
